The question on everyone’s mind, and rightfully so: Why are you moving when you just finished renovating your house?

This is hands down the most frequently asked question, and it’s completely understandable. The simple truth is, while we poured our hearts into every corner, we always viewed this particular property as an investment house, not our forever home. From the moment we first stepped inside, we saw incredible potential and solid “bones” beneath the surface. Over the last four transformative years, it’s been an absolutely incredible journey turning that potential into a vibrant reality. Living here also offered us the unique experience of suburban life in North Houston, placing us conveniently close to family.

The real estate market has been exceptionally strong recently, presenting what felt like a unique window of opportunity. So, we decided to explore our options and get a realistic idea of what our home could sell for. To be completely honest, when our realtor first walked through for the appraisal, my heart sank a little. We genuinely didn’t expect to pull the trigger on selling; we merely wanted to understand the potential return on our significant investment of time, money, and passion. After the initial walkthrough, my immediate reaction was, “Nope! Absolutely not doing it…” The thought of leaving everything we’d created felt overwhelming.

However, after a few nights of reflection and deep conversations, the idea of downsizing and embarking on an entirely new adventure began to gain traction. The appeal grew steadily, transforming from a fleeting thought into a compelling possibility. We’ve always harbored dreams of different lifestyles – perhaps a serene beach house getaway, or a vibrant move to Austin, a city known for its unique culture and dynamic energy. With our girls not yet in school, now feels like an opportune moment to explore these possibilities, especially after four rewarding years dedicated to transforming this investment property into a true showstopper.

And let’s be real, you all know how much I absolutely thrive on a good decorating and renovation project! I genuinely feel that we’ve taken this house to its absolute full potential, squeezing every ounce of design and functionality out of it. While it’s hard to say goodbye, the thought of diving into another exciting project, with new challenges and fresh canvases, is incredibly invigorating. The creative spirit in me is already buzzing with anticipation for what comes next.

Strategic Renovations: Why Finish Projects Before Selling?

Another common and completely valid question: Why did you just finish a bunch of projects at the house only to sell it?

This is a fair question, and one I’ve received a lot, so let me break down the two main reasons behind our strategic decision-making. First and foremost, a significant part of my professional life and this blog’s existence is dedicated to creating engaging, inspiring content to share with all of you. Documenting these home transformations – from the initial vision to the final reveal – is integral to what we do. So, regardless of our long-term plans for the house, the content creation aspect will always be a priority, ensuring that this blog continues to be a rich resource for DIY enthusiasts and design lovers.

Secondly, and equally importantly, if we were going to sell, we had a very clear financial goal in mind – a specific number we wouldn’t go below. To justify asking for a premium price tag and to ensure we recouped our substantial investment, we firmly believed we needed to offer a truly premium house. This meant bringing every renovation project to completion, ensuring every corner showcased meticulous design, high-quality finishes, and move-in-ready perfection. Our aim was to present a home that would not only stand out in the market but also demonstrate exceptional value, allowing us to achieve the return necessary for our next big step. This strategic approach wasn’t just about aesthetics; it was a calculated business decision to maximize the property’s market value.

So, with the house sold, where are you moving to now?

This is the ultimate question, and to be perfectly candid, I don’t have a definitive answer yet! The house sold incredibly quickly, which was fantastic news, but it also means we have a tight deadline. We have until September 15th in our current home to meticulously figure out our next steps. Initially, we seriously considered renting an apartment in downtown Houston temporarily. The idea was to give ourselves ample time to get our bearings, explore the housing market thoroughly, and make a well-informed decision for our next long-term home. We even had an apartment reserved, ready to go.

However, after taking more precise measurements, carefully analyzing our belongings, and looking more closely at the current rental market in Houston, we began to have serious reservations. The current rental prices in Houston are at an all-time high – a fact that genuinely blindsided me! What initially seemed like a practical temporary solution started to feel more and more like a significant waste of our future down payment money for such a short duration. Every dollar spent on inflated rent would be a dollar less for our next dream property, making us reconsider this interim strategy.

My phone currently bombards me with approximately 325,520,194 notifications for every house sale or rental within the loop areas that we’re interested in! The options are constantly changing, and we’re exploring several avenues. We might opt for a short-term lease somewhere that makes more financial sense, or perhaps even purchase an interim house – a property that offers some immediate value and has potential for appreciation or further renovation down the road, acting as a stepping stone to our ultimate destination. This flexibility allows us to avoid rushing into a long-term decision while still being strategic with our investments.

Long term, our vision leans towards either settling in Austin, a city we’ve always admired for its vibrant culture, or investing in a property in Florida that we can live in while we renovate. The thought of a beach house or a project home in a new climate is incredibly appealing. However, it’s important to note that we’ll still be based in Houston for a while as we navigate these big decisions and figure out where our true roots will take hold. And while I’m constantly looking forward, I’ve also learned to never say “never” – there’s always a possibility that Houston will remain our home, especially as we weigh all the pros and cons.

Right now, my main focus is to go with the flow, trust my intuition, and follow the sense of peace in our hearts as we embark on this exciting, and sometimes daunting, house hunt. This journey is about more than just finding a house; it’s about discovering the perfect place for our family to thrive and create new memories.

Needless to say, I will SERIOUSLY miss this house. It holds so many cherished memories, countless hours of creative fulfillment, and the tangible results of our hard work. It truly feels like a chapter in our lives that deserves a proper send-off. I may even have to throw a little goodbye party, a final celebration within its walls, before I can truly close this chapter and embrace the next.
